Friends and neighbors,

The Fairfax District is facing yet ANOTHER developer who wants to build a Small Lot Subdivision in our historic neighborhood (539 N Spaulding Ave - please see attached images).

Please join us at our local Mid City West Planning and Land Use meeting this coming Tuesday night to oppose this project.

When: Tuesday May 16th at 6:30PM
Where: 543 N Fairfax Ave in the Auditorium
Why: Protect our neighborhood from out of scale, destructive speculative development!

The project's design, mass, scale and height does not fit in with our neighborhood. The developer is seeking a 20% height bonus in order to maximize profits at our neighborhood's expense. No way!

To Whom it May Concern:

I am writing to oppose the proposed Small Lot project at 539 N. Spaulding Ave (Case #: AA-2017-305-pmla-sl).

As a resident of this neighborhood, I believe the project’s scale, massing, height, low quality and poor design are incompatible with the surrounding historic district. I am especially opposed to their request for a 20% height increase. The zoning calls for a maximum height of 30 feet. A 20% height increase would only add to the inappropriateness of this project, especially since the surrounding buildings go no higher than 24 feet.

Out of place infill projects such as these detract from the architectural quality of our neighborhood. They demolish affordable housing options, and replace them with unaffordable luxury units. Our city is in desperate need of affordable housing, and this project will only exacerbate the problem.

It is clear, both from the poor design and lack of community outreach, that these developers do not understand the needs of our neighborhood, which is currently seeking Historic Preservation Overlay Zoning. I oppose this project, as it will not be a welcomed addition to our neighborhood.

Stanley Ave Final Appeal Hearing

Hello friends and neighbors!

We wanted to send out a reminder that our final appeal hearing is this coming Tuesday February 28th at 4:30PM at City Hall. We hope you will join us!

This is an appeal of the City's original decision to approve the application for a Small Lot Subdivision to be built at 453 N Stanley Ave.

We have uncovered serious problems with the decision, and feel we have a strong case. This is our FINAL chance to save this building and it will set a precedent for the protection of our historic neighborhood.

If you can join us, please arrive a few minutes early to find a seat and fill out a speaker card if you wish to speak. We are the first item on the agenda, so we won't have to wait around.

If you would like to speak, we anticipate each person will be given one minute to do so.

Thank you for your continued support and for joining us at this very important hearing this coming Tuesday February 28th at 4:30PM. We could not have come this far without you! If you have any questions, please do not hesitate to contact us.

The year is winding down, but Save Beverly Fairfax is just getting started!

On November 7, 2016, the Department of City Planning approved the application for a Small Lot Subdivision to be built at 453 N Stanley Ave.

Save Beverly Fairfax has appealed this decision. Our hearing will take place at City Hall on Tuesday December 13th at 4:30PM.

THIS IS THE FINAL HEARING AND WE NEED YOU THERE!

L.A. Historic Neighborhoods Conference: Growing Up with Character

Worried about teardowns and other types of incompatible development in your older or historic neighborhood? Wondering how to protect the great qualities that drew you there in the first place? If so, you're certainly not alone. People all over Los Angeles are facing similar issues, and we're here to help.

Join the Conservancy and the Los Angeles Department of City Planning's Office of Historic Resources for a day-long forum on neighborhood conservation, including presentations by experts in the field, interactive workshops, and dialogue with community stakeholders. The conference is presented in partnership with the West Adams Heritage Association

The theme of this year’s conference is community character, from tree-lined streets of historic homes, to clusters of older duplexes and bungalow courts, to "background buildings" in industrial neighborhoods. 

The event is open to anyone interested in neighborhood conservation and will examine a range of topics, including mansionization, historic and conservation districts, community advocacy, and the City's re:code LA initiative.

The L.A. Historic Neighborhoods Conference is for you if:

  • You are interested in learning more about current issues facing older and historic neighborhoods in Los Angeles, such as teardowns, mansionization, and infill development;
  • You want to maintain your neighborhood’s character and to hear about new tools and ways to help;
  • You live in, or own property in, an HPOZ (Historic Preservation Overlay Zone) or historic district;
  • You are a current HPOZ Board member; OR
  • You are interested in forming an HPOZ in your neighborhood

Far from just speakers and presentations, this conference gives you a chance to discuss and address specific issues in your own neighborhood.
